How we avoid those horror stories

Because we know the horror stories, and we know why those things happened to amateurs using the popular platforms, we identify the red flags and we avoid such problem guests beforehand.

We are very clear and upfront regarding no parties and gatherings, and quiet hours

They will have to send government-issued id’s for every adult guest. Before we used to enforce this requirement to upload government-issued id’s for every adult guest, we noticed that those who didn’t, were more prone to not follow the rules and to disrespect our place. Guests who enjoy their stay while respecting rules, property, neighbors, and other guests, have no problem submitting their id’s. It’s the spirit of the old adage, “nothing to hide, nothing to fear”.

Our listings clearly describe all this. Bad guests avoid booking with us and rather go somewhere else… they go to the amateurs!

HOUSE RULES

  • Please read carefully before booking, because you will be required to comply with these house rules.
  • No parties or gatherings of any kind.
  • You will be required to submit in the communication window (platform chat) an unredacted picture of a GOVERNMENT-ISSUED ID (driver’s license, state ID, or passport) of every adult staying in the property. This is a NON-negotiable REQUIREMENT and MUST BE COMPLETED PRIOR TO ARRIVAL IN ORDER TO GAIN ACCESS TO THE UNIT. This is to ensure no unregistered guests are present on premises after visiting hours, for your safety and ours. We do not have a copy of yours when you uploaded it to the platform, so please upload it as well.
  • Do not have more guests than stated in your reservation, and no unapproved visitors. For extended stays of 4 consecutive weeks or more, guests’ visitors not staying during quiet hours (as defined in these rules) are welcome.
  • Visitors entering the unit, including the garage, during quiet hours (as defined in these rules) are considered guests.
  • No smoking, vaping, or use of marijuana or illegal drugs at any time anywhere in the property.
  • Quiet hours are between 10 pm and 7 am on weekdays, and from 11 pm to 10 am during weekends and local and federal holidays. Be respectful of neighbors by abiding to this quiet hours policy.
  • We are not responsible or liable for any accidents, injuries, or illnesses that occur while on the premises.
  • We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. We might, upon negotiating reasonable fees, make arrangements to ship items left behind, or to dispose of them, as appropriate.
  • No mail/packages delivery allowed.
  • $50 per night, per animal. House-broken animals only. Cats and small dogs (50 lbs or less) are allowed, no more than 2, total. Birds only in their cage. Other animals must remain in their protected environment (fishbowl, cage, etc., as applicable). Animals are not allowed on furniture, and are not to be left unattended in our place. Animals must remain quiet for the duration of the stay. You will be charged for any lost or deceased animal found on the property including but not limited to any loss of business, service expenses and supplies used to remedy the situation. For longer stays with animals, a walk-through will be arranged with cleaners or management every 2 weeks. Guests are required to remove their animals’ hair, scales, feathers, skins, or any other integument, off the furniture, or we will impose a clean-up fee of $50 per occurrence. Animal owners, please note that check-out time will be 1 hour earlier, to give our cleaners a little more time to get the unit ready for the next guests.
  • We are close to the river, where life is abundant, please be aware that bugs roam around the area, and, as much as we have professional pest control in place, sometimes bugs get near and even inside our unit. Consider this if you are overly sensitive to such thing before you book.

FEES: Lost TV remote control will result in a $100 Charge
FEES: Smoking of any kind will result in a $250 Charge
FEES: Unapproved late check-out fees: $40 for every 15 min after check-out time.
FEES: $100 per animal left unattended in the unit, per occurrence.
FEES: $50 per night per person for each person not stated in the number of guests in your reservation. Also applicable for individuals failing to submit their government-issued identification.
FEES: Disabling, obstructing, or tampering in any way with any of the safety or security devices, will result in a $250 fee for each occurrence and cancellation of the remainder of your reservation without a refund.

Violation of any house rule will result in the cancellation of the remainder of your reservation without a refund.
